Ever since the Scout Motors plant became the big Blythewood story, everybody has an opinion about your property.
Your neighbor thinks it doubled. A postcard says somebody will pay cash this week. A cousin says hold forever. Meanwhile you still have a decision to make about a real house, or a piece of acreage, sitting in a real condition.
My name is Ben Lovro. I invest out of Lexington and buy property directly through Cash Property Offers across the Midlands — Blythewood, up I-77, included. If you’re comparing cash buyers in Blythewood SC, this page explains how I look at a property, who I buy from, and the honest reasons you might choose a different route.
Who reaches out to sell investment property in Blythewood SC
Blythewood is a mix of new subdivisions and rural acreage, so the people who call me don’t fit one profile.
- Owners in newer neighborhoods who are relocating, splitting a household or just done with the house, and want to skip showings.
- Families holding rural land — sometimes with an older home or a mobile home on the parcel — who inherited it and live somewhere else.
- Landlords and investors who already hold title to a Blythewood rental and want out of the tenant business.
- Licensed agents with an as-is, estate or tenant-occupied listing that retail buyers keep walking away from.
- Personal representatives settling an estate, and partners in a joint venture with roles written down.
If you’re an agent, my page for licensed agents explains how I work with listings. What I generally buy is laid out on the South Carolina buy box.
How a real estate investor buying houses in Blythewood SC gets to a number
Here’s the order I follow. It’s the same whether the house backs up to a cul-de-sac or sits at the end of a gravel drive.
First, which county? Part of Blythewood is in Fairfield County, most of it in Richland. I confirm the county for every parcel before anything else, because the tax records, the offices and sometimes the answers are different.
Second, sold comps — not headlines. I pull what similar properties near yours actually sold for. Not asking prices. Not what someone thinks the plant will do. Subdivision homes are usually easy to comp. Rural parcels take more work, because no two are quite alike.
Third, the walk. I walk the property with a repair sheet. Roof, HVAC, water heater, plumbing, panel, foundation or crawlspace. On acreage I add access, the well and septic, the condition of any mobile home and how the land actually lays.
Fourth, the formula. After-repair value, minus repairs, minus the cost to hold and resell, minus the margin that keeps my business open. I show you that math so you can see where the number came from.
Then you decide. Say yes and the closing runs through a South Carolina closing attorney. Say no and we shake hands and move on. I never promise a price, a timeline or that I’ll buy. I promise a straight answer.
Blythewood SC cash buyer for investors and agents
Investors and agents usually want the same thing from me: a buyer who answers, underwrites fast and closes through an attorney without drama.
For an investor with a tired Blythewood rental, that means I’ll look at the lease, the payment history and the deferred maintenance together, and schedule any walk-through around the tenant. For an agent, it means I’ll be clear early about whether the listing fits, so you aren’t waiting on a maybe.
A note on South Carolina law if the deed isn’t in your name
South Carolina revised its Real Estate Practice Act in May 2024, and the new definition of wholesaling covers people who hold a contract to buy residential property and market it to another buyer before they own it. Under that law, advertising a house you don’t own in hopes of a fee is broker activity, and broker activity needs a license.
In its November 2024 advisory, the Commission says an assignment can still count as wholesaling when the other pieces are there — a contract interest, marketing before ownership, an expectation of compensation and an instrument that transfers the interest. It also treats marketing broadly: social media, email groups, even a phone call.
So if you’re unlicensed and have a Blythewood property under contract, don’t pitch it to me or anyone else yet. Read the overview of South Carolina’s wholesaling rules and talk to a South Carolina real estate attorney. I close as a principal and I’d rather pass on a deal than shortcut the law.
When a cash buyer is the wrong call
A well-kept house in a Blythewood subdivision, with no rush and no repairs, will often do better listed with a licensed agent. I’ll tell you that if it’s true.
A direct sale makes more sense when the property needs work, has a tenant, sits on rural land that’s hard to market, or belongs to someone who has already moved on. That’s where certainty and an as-is closing can be worth more than squeezing out the last bit on the open market.
